Providence RI property tax lookup: assessments, bills and deeds

How do I find a Providence property assessment?

Open the city assessor page and choose Property Lookup. Match the property address and identifying information with your bill, then check the valuation and assessment year shown. The assessor handles values, property classification, exemptions and mailing-address changes.

An assessment record is not a payment ledger or proof of clear title. For a balance use the collector; for a recorded deed use the Recorder of Deeds.

Where can I view or pay a Providence property-tax bill?

The collector links to its City Hall Systems portal to view or print an original bill and make payments. Match the property and account before paying; check the displayed amount and any payment charges.

For FY2027 the city lists quarterly due dates and grace periods on its collector page. Check that page and your own bill for the applicable year and account rather than assuming a grace period applies in another year.

What are Providence’s FY2027 property-tax rates?

For FY2027, the city ordinance assesses property as of December 31, 2025. The following municipal rates are per $1,000 of assessed value and depend on classification and approved owner occupancy. Mixed residential and commercial uses can be taxed separately.

Owner-occupied treatment requires an application and eligibility; check the assessor’s instructions and ordinance. Exemptions, credits and other adjustments affect a particular bill. The separate Rhode Island non-owner-occupied state tax has its own rules.

  • One dwelling: $8.40 owner occupied; $14.60 non-owner occupied.
  • Two to five dwellings: $7.55 owner occupied; $14.00 non-owner occupied.
  • Six to ten dwellings: $26.00; more than ten: $28.50.
  • Commercial and industrial real estate: $29.20; tangible personal property: $53.40.

How do I question a Providence assessment?

Compare the property facts, classification, assessment and applicable year with your records. If a value, classification or exemption appears wrong, contact the assessor and use the city’s appeal resource. Confirm the current filing deadline and evidence requirements for your assessment year; a bill-payment question goes to the collector.
