Rhode Island property tax: assessments, bills and local records

For a Rhode Island property tax question, start with the municipality and the task: assessment, bill or recorded deed. Providence, Warwick and Cranston have separate resources. A state non-owner-occupied property tax may also apply to some residential properties.

Providence, Warwick and Cranston: find the right property resource

Start with the city where the parcel is located and match the street address and, if available, plat and lot. An assessment record describes valuation and property characteristics; the collector’s bill or payment account addresses amounts due. A recorded deed or mortgage is a separate land-evidence record.

Use the links below for the relevant task. Confirm the assessment date, bill year and any payment charges with the city or its authorized service. Warwick and West Warwick are separate municipalities.

Find the municipality before selecting a portal

RI.gov’s land-record page links municipal records and assessment services. Some links lead to vendor-operated property systems. Start from the official directory and confirm the municipality instead of choosing a similarly named account in a search result.

Keep assessment and collection questions separate

For the property’s municipality, identify the office responsible for values and exemptions, then the office or authorized service responsible for bills and payments. Confirm each route from that municipality’s current website. This guide does not set one statewide property-tax rate, relief rule or appeal calendar.

Providence illustrates the distinction: its Assessor page provides property lookup, exemption and appeal resources. Do not carry Providence forms or deadlines over to a property in another city or town.

Prepare a bill-and-assessment comparison

Start with the parcel or account number and the tax year on the notice. Place the current assessment, current bill, prior bill and payment confirmations together. Compare values, exemptions, districts and other charges separately rather than comparing only the final amount.

  • Write down whether the problem concerns value, an exemption, a missing payment, ownership or mailing details.
  • If a lender pays from escrow, reconcile the lender record with the collecting office before assuming the account is settled.
  • For a value dispute, organize the notice, property details and evidence you want the assessor to review.
  • Check the current notice and official instructions for deadlines, forms and payment obligations during a dispute.

Does finding a deed establish the current tax balance?

No. Recorded ownership documents answer a different question from the balance on a current tax account. Compare the parcel details, then obtain the relevant bill and payment record from the municipality’s collection route. Keep both sets of records if ownership recently changed.

What is Rhode Island’s non-owner-occupied property tax?

This is a state tax, separate from the ordinary municipal property-tax bill. Effective July 1, 2026, it can apply to property classified as residential by its city or town when its assessed value exceeds the applicable threshold and it neither serves as the owner’s primary residence nor is occupied by the owner for at least 183 days in the privilege year. Check the state’s rules for the property and year; ownership through a trust and transfers can require additional review.

The threshold for the tax year beginning July 1, 2026 is $1,000,000. The Division says it is indexed for inflation for tax years beginning on or after July 1, 2027. The rate is $2.50 for each $500 or fractional part of assessed value above the applicable threshold, not a tax on the entire assessed value.

The privilege year is July 1 through June 30 immediately before the tax year. For the first tax year, July 1, 2026 through June 30, 2027, the privilege year is July 1, 2025 through June 30, 2026, and the state uses the municipal assessment as of December 31, 2024.

Qualifying rentals may be exempt: the Division describes written long-term rentals and sales-taxable short-term rentals rented for at least 183 days during the privilege year. Merely offering a property for rent does not meet the rental-days condition. Check the state’s full requirements and supporting documentation, including its examples for mixed rental use.

The Division issues notices based on available records and explains how owners can document a primary residence or exemption. If you believe the tax applies but receive no notice, contact the Division; absence of a notice does not by itself remove the obligation. Review state guidance for payment dates and any ownership transfer.

Find property information by Rhode Island city or town

Choose the municipality where the property is located. Assessment records, recorded deeds and the current tax bill answer different questions. Municipal offices and their services provide assessment and payment information; where a municipal site is unavailable, state directories give office contacts.

The state land-record directory identifies town assessment resources and recorded-document searches where listed. It does not guarantee that a deed or a current balance is available online. Confirm the assessment date, ownership, payment fees and current amount due with the relevant office.

Ask a professional about your situation

Use the official office for bill, assessment and relief questions first. If you need paid help, ask about experience with this particular county or municipality, representation authority and a written fee agreement. A directory category does not verify property-tax appeal expertise.

Compare professional qualifications and questions to ask. Keep personal tax documents private; this directory does not receive returns, identity documents or portal credentials.
